Commercial Inspection - Retail - commercial ventures

Types of Inspection
Whether purchasing or leasing a commercial property an inspection is an
necessity. From a leasing point of view, the inspection could be for a
"Triple Lease Agreement". This is where the person leasing the building is
responsible for the upkeep of the building. For short term leases on new
buildings this is not typically a concern; however for buildings over 10
years old or long term leases, the building condition and cost of upkeep are
major concerns.
Pre-Lease Inspection - We
supply the Lessor (Person Receiving the Rent) with documented evidence of
the condition of the building before leasing to the lessee (Occupant that
Pays the Rent). This serves both the lessor and the lessee.
Post-Lease Inspection - This type of inspection is requested by the
Lessor to confirm the buildings condition after the lessee has left the
premises. This may also be requested by the lessee to confirm the
buildings good standing and to protect themselves from claims from the
landlord that they damaged or failed to maintain the building.
Pre-Purchase - When a client or group of people wish to
purchase a building and want to know the condition of the building and all
its services before purchasing. This type o inspection gives the prospective
owner(s) a good idea on costs involved in the maintenance and upkeep of the
building. These inspection reports are often used to negotiate the final
purchase price.
Pre sale - This is a report on
the building condition, systems and components associated with the property
put together for the owner to present to prospective buyers.
